Hello

I have repairs which i carried out in 2017 /18. Am I still allowed to put down the £1000 allowance if I have repairs and maintenance costs?

Hi,

The property income allowance is only applicable if your expenses are lower than £1000.00 as you can only claim one or the other. If your expenses are higher than £1000.00 you cannot use the allowance.

Hi, What if you expense are lower than £1000 but the property in shared ownership. Do we each claim £1000 or split to £1000 in the same property % ownership split ?

In order to check for this payment you would need to look at your tax year overview for the year on your online services or enquire regarding your self assessment statement by phone.

Hi,

You would not split the allowance.

Each individual has their own £1000 property allowance to use against any property income received. Whether it is from the same property does not factor.

Can this change from year to year i.e. use the allowance one year and not the next ? do you still enter the actual expenses incurred and claim the allowance? or just claim the allowance without entering any expense figure ?

Thank you for your question.

You can choose each year whether you claim the property allowance or actual expenses incurred.

If you are claiming the property allowance you do not have to include any expense figures.
